We will begin to renovate our office at Mannenkatu. During the renovation you can find the accommodation office and the property supervisors from upstairs at the same address. Because of the moving our office will be closed on Monday 11th of February. PSOAS Lounge at Linnanmaa will be open as usual.
28.1.2019 Changes in key management
Our new office PSOAS Lounge has now been open for tenants in Linnanmaa for a couple of months. The office is fully operational and tenants are being served in all their housing related matters.
During January we have moved the keys of locations belonging to the northern property maintenance area to Linnanmaa Lounge. All locations on the northern side of the Oulu river belong to this area. Keys of the southern area are still kept in the Mannenkatu office. Domus Botnica in Toivoniemi is a part of the southern area.
When moving, keys are to be returned to the right office according to the division above. They are also handed out in that office. Returning keys to the wrong office is likely to cause delays in new tenans’ moves. Chains of consecutive moves are rather usual and there is now room for delays.

As the Oulu University of Applied Sciences is moving most of its’ units and their 6 000 students to Linnanmaa campus in the fall 2020, the demand for housing in the area will increase substantially. To be able to serve this new demand, we are taking measures to increase our housing capacity in Linnanmaa and its’ nearby areas. At the same time, we are also taking steps to build new apartments close to Kontinkangas campus. The area of Välkkylä and Peltola is ideally located close to both a campus and downtown Oulu.
At the beginning of January we have been involved in two real estate transactions where a plot in Virkakatu 6 was purchased to PSOAS and property in Hanhitie 17 sold to JHS-Kiinteistöt Oy. Last year, we also purchased an office building in Tutkijantie 2 from Technopolis Oyj to be renovated into student apartments by the end of the summer 2019. The Virkakatu 6 real estate includes some old buildings which will be demolished this year and replaced by new ones as soon as possible. As the Linnanmaa town plan is being renewed we are constantly looking for good building opportunities to ensure the availability of affordable student housing close to campus. In Välkkylä the design process launched by an architectural competition two years ago, will be completed during the spring. The building being designed is higher than any other PSOAS house.
PSOAS’ rents will remain on their current level also in 2019. Although the cost-of-living index has risen 1,5 % and the Index of real estate maintenance costs over 2 % within a year, we have managed to control our costs well. Supported by the low interest rates, our budget for 2019 was calculated using the same rent level as in 2018.
If there are no changes in your chargeable services (e.g. a parking space), you can continue using the current payment details and slip also next year. To save costs and the environment we are only sending the new slips when requested.
