Resident's Guide

Ventilation

The ventilation of the locations is mechanical and is either on normal or enhanced effectiveness. Tenants cannot adjust the effectiveness of the ventilation. At the very least, the ventilation is on normal. Usually, however, the ventilation has been adjusted so that it is enhanced, e.g., while food is being prepared.

Mechanical ventilation is usually sufficient to ensure normal ventilation. The roof exhaust fan extracts air from the kitchens, the bathrooms and the closets of the apartments through the exhaust air vent. Fresh air enters the apartments through the replacement air vent. You may not block these ventilation routes. Any dust that gathers on the vents must be removed by using the proper brush accessory for your vacuum cleaner or with a dry brush.

The exhaust air vent is adjusted so that the amount of air leaving is correct. You may not adjust the vents yourself, as this will cause the ventilation of the whole building to go awry. If the ventilation is not working, it is usually because the vents are blocked or have been blocked. Tenants must remove the vent and its frame 2-3 times a year by twisting the frame 90° and cleaning off the dust and dirt with detergent and a brush. Make sure that the airspace does not change.

You may not attach exhaust fans for your stove to the exhaust air vent once they have been installed.

How can I decrease cooking smells?

The exhaust air vent works the best when the kitchen windows are kept shut. When necessary, you can open a window in another room to make sure that the air is being replaced.

The grease filter on the air hood in the kitchen must be washed at least three times a year with water, detergent and a brush.

Is your apartment drafty?

Check the condition of the seals of the windows and doors annually, long before winter comes. If you feel a strong draft, contact property maintenance or your regional property supervisor. Remember that the outermost window frame is never sealed to prevent the window from frosting up.

Air your room for a few minutes in the morning, in the evening or when otherwise necessary.
