E2ReBuild is a European collaborative project, researching and demonstrating industrialised energy efficient retrofitting of residential buildings in cold climates. In this project there are partners from 20 European countries. There are 7 demonstration buildings of which Virkakatu 8 A-B is one. Tenants have moved in to Virkakatu 8 A-B the 1st of March 2013. On the 20th and 21st of Mach there is a seminar in Oulu regarding to this project in which participates about 30 persons from different countries. In the afternoon on Wednesday the 20th of March we will visit Virkakatu 8 A-B and also the houses not yet renovated in Virkakatu 8.

Today tenants can move into the completely renovated house.

This is the first of the the five identical buildings around a shared yard to be renovated. The renovation of the rest of the buildings will start in the summer 2013 and will be finished in the summer 2014.

The building has 8 apartments, and was originally built in 1984. The retrofit is bringing this building up to and above current new build standards. M3 Architects have designed a comprehensive refurbishment targeted for student family tenants. Residents will have completely new apartments, and the addition of saunas. Building services have been entirely replaced. High efficiency rotating heat recovery ventilation units will be installed in each apartment. Building automation will track energy performance, indoor air quality, and monitor the building physics.

The renovation of the house was a part of the European E2ReBuild project. E2ReBuild is a European collaborative project, researching and demonstrating industrialised energy efficient retrofitting of residential buildings in cold climates. Toivo Timonen, Topi, started working for PSOAS 1.10.2002 at the time when CampusBaana, nowadays CampusNet  started. Now 10 years later the tenants are very pleased with the CampusNet services. In these circumstances, Topi can retire in high spirits and leave CampusNet in the hands of Way4U.

When retired Topi will give more time to himself, go bowling, fishing in the summer and just enjoy life.

Last night, the 20th of September the new PSOAS website was introduced. The site and its navigation had remained the same for a long time and the grown amount of information was calling for restructuring. Together with the website also the new PSOAS magazine has been issued. For the first time, it is published online and includes articles also in English. A link to the magazine can be found on the top of the website or it can be accessed directly in the address http://www.psoas.fi/lehti/.

The main goal of the site renewal was to make information more accessible and easier to find for both applicants and tenants. All the information in the site, including the important tenant’s guide, was organized according to the phases of living. Furthermore, the responsibilities of maintenance and repair are now highlighted and communicated in contexts where the tenant should be able to find them, for instance in the Avux fault report system. The purpose of this communication is to save the tenant the trouble and time spent on reporting faults that actually belong to their own responsibilities.

The renovation of Välkkylä yard has now begun. The contractor in the project will be Maanrakennus Autio Oy. This fall the renovation will be concentrated on Kajaanintie 32 ja 36 and working will last for three months. The sewer outlets for both houses will be replaced by new ones. The daily working hours will be from 7am to 5pm but some tasks will also be carried out outside those hours. The renovation will move on to other houses of Välkkylä in the spring.

The renovation of Virkakatu 5 A-C and I-J is ready and the tenants can move in to the newly renovated apartments in the beginning of September. Virkakatu 5 apartments are located within a walking distance from the university. There are studios and 2- and 3-room family apartments .

On Saturday the 1^st of September many new students are moving to Oulu. In order to make moving easier, we will arrange key pick-up service in the accommodation office on Saturday from 10am to 2pm. The service will be limited to key pick-ups since there will be fewer employees working than normally.

If the keys to your apartment have already been returned, we advise you to pick them up before the weekend. If Saturday is the only possible pick-up day for you, we advise you to make sure that the keys have been returned by calling the accommodation office on Friday before 4 pm. On Saturday the phone service will not be available. In other than key related matters we kindly ask you to visit the office during normal office hours.

On Monday the 20th of August the renovation of Virkakatu 8 A-B to a low-energy house starts. The contractor is NCC Construction.

The renovation of the house will be finished the 28th of February 2013 and the yard work the 30th of June 2013 at the latest.

Virkakatu 8 A-B is a part of the European E2ReBuild project. E2ReBuild stands for Industrialised, energy-efficient retrofitting of residential buildings in cold climates. Our partners are NCC Construction and Aalto University.

This autumn about 900 new tenants will move in to PSOAS. We have had a lot of applications and unfortunately we cannot arrange an apartment for all applicants in the beginning of September. The situation will, however, get better already in October so it is still worthwhile to leave your application.

There are nice people living in our houses. By showing respect to your flatmates you sure will manage to live in a shared apartment. You get to know other students and maybe you will make lifelong friends with your flatmates.

The construction work of our newest student house Aurora next to our office is progressing rapidly and Aurora is now in rooftop hight.

In April 2013 the house will be ready and we have 91 new student apartments. In the ground floor there will be among others a cafe' restaurant.

Our goal is that half of the students living in the intenational student house are degree students and the other half Finnish students.

August is getting closer and we are no longer offering apartments for August according to the queues. In case you are still looking for an apartment for August, you can call and ask for cancellation places tomorrow the 25th of July at 8am.

Accommodation office and telephone service are exceptionally closed on Thursday the 12^th of July 9 am - 12 pm and on Friday the 13^th of July 12 pm - 4 pm. On Thursday afternoon and Friday morning our Accommodation office will be open. We apologize for the inconvenience caused.

In the spring we invited tenants to participate in our customer satisfaction survey. Among the participants a lottery for a 150 euro gift voucher to verkkokauppa.com was held. Ville Parkkinen from Syynimaa was the lucky one to win the voucher. PSOAS congratulate the winner!

To improve our telephone service our telephone system has been updated.

The broken power supply in Yliopistokatu 1 will be repaired on Friday the 25th of May from 5.30 am to 7 am. The repairing work will cause a powercut in Yliopistokatu 1 and Rakentajantie 5. CampusNet will not work in Yliopistokatu 1, Rakentajantie, Tellervontie, Kalervontie, Tapiontie and Tervakukkakuja.

Due to repairing works the warm water supply and heat distribution in Peltolankaari 20  is switched off today the 22nd of May.

The foundation stone of the International Student House was laid the 27th of April 2012. The foundation stone was laid by Brazilian Maxwill Braga that studies in Oulu.

The name of the house, Aurora, was announced at the occasion. The name has been chosen by the tenants from alternatives created by PSOAS staff by voting. The voting was arranged in April 2012 and nearly 500 voters participated.

Arkkitehtitoimisto Kimmo Kuismanen is responsible for the planning of the building and Hartela-Forum Oy is the constructor.

There will be 91 student apartments in the house and among others a cafe' restaurant on the ground floor

PSOAS accommodation office will be closed due to a floor renovation work beginning on the 12th of April at 4 pm. The office will be open again on the 26th of April at 9 am.

The phone service will be available as usual and also chat service will be offered through PSOAS website. The office doors are locked but by calling the number given on the doors a customer service person can be contacted. On Mondays the 16th and 23rd of April, staff will be present only until 4 pm instead the usual 5 pm.

The construction work for an international student house has begun next to PSOAS office and in April 2013 we will have almost 100 new apartments in downtown Oulu. The constructor of the house is Hartela-Forum Oy.

The AVUX fault reporting systen is working normally again.

The avux fault reporting system is workin again, but unfortunately slowly. The reason is under inspection.

The Avux fault reporting systen does not work at the moment. Please inform faults to the housing office or the property supervisor. Outside working hours you can in urgent cases conatct the janitor on duty. The contact info you can find here.

The renovation of Virkakatu 5 D - H has been going on since last summer and today the tenants could move in to house G. The apartments have been totally renovated and are as good as new. In Virkakatu 5 E - H are 3-room family apartments and in house D small apartments, studios and 2-room apartments.

The renovation of Virkakatu A-C and I-J will start this spring and all apartments in these houses will be renovated to studios and 2-room apartments.

A new year has begun and brought winds of change with it. The long-term chairman of PSOAS supervising board Heidi Vatja has stepped aside and passed on the responsibility to her successor Milja Seppälä. PSOAS would like to thank Heidi for the great work she has done for the local student community and welcome Milja to continue that work!

With the beginning of a new year also CampusNet has been renewed. Now the capacity of the free Internet connection is 10/10M and that of the chargeable option 100/10M.

On Monday the 5th of December the accommodation office will be closed at 2 pm . On Tuesday the 6th of December our office is closed due to Independece Day. On the 7th of December the office will be open as usual.

PSOAS and DNA have signed a three-year agreement for Internet- and cable TV services. Free DNA Welho TV channels will be available right away and optional chargeable channels can be activated with a DNA TV card which can be purchased from a DNA shop or ordered through the DNA online store or DNA customer service.

With the new agreement beginning on the 1st of January 2012 the overall capacity of CampusNet will be increased and tenants' Internet connections will be upgraded free of charge. The new capacity for a free Internet connection will be 10/10Mb.

On Friday the 4th of November the accommodation office will be closed at 2 pm due to All Saint's Day. On Monday the 7th the office will be open as usual.

Areas of responsibility in PSOAS property supervision have been changed. Beginning on the 1st of November 2011 Marko Tast will be responsible for Linnanmaa area as Antti Rantasuomela moves on to PSOAS building automation. Along with his new tasks Antti keeps on supervising the Syynimaa area. Also Puistokatu will be changed from one person to another. The new property supervisor of the area will be Seppo Salmela. The TV broadcasts are working again in Virkakatu 5, Virkakatu 8 and Tiedonkaari 6. Please tune your digibox or TV if the broadcasting is still not working.

On Wednesday the 21st of September the accommodation office will be closed at 3 pm due to the PSOAS 40 year anniversary celebration.

Our new property supervisor Marko Tast started his work on Monday the 1st of August. Marko has previously worked at Kiinteistö Tahkola and when living at PSOAS he also was an active member of the tenant committee.

From the 1st of August 2011 the property maintenance company of the northern area changes.

To the northern property maintenance area belong Linnanmaa, Syynimaa, Kaijonharju and Virkailijakylä. From the 1st of August 2011 the property maintenance services of the northern area are provided by RTK-Palvelu Oy.

To the southern property maintenance area belong Välkkylä, Peltola, Alppila, Toppila, Rajakylä and Keskusta (downtown). The property maintenance services of the southern area are provided by SOL Palvelut Oy.

You can find the name and contact info of the new maintenance company on the notice board.

The facades in Yliopistokatu 2, 4 and 6 will be renovated between the 1st of August and the 15th of December 2011. The concrete surfaces are coated and the plates and windows are renewed.

The coating of the concrete surfaces begins on Monday the 1st of August 2011 in Yliopistokatu 6. After that the renovation work starts in Yliopistokatu 4 and then in Yliopistokatu 2. The renewing of the plates will begin in September and at the same time the windows will be renewed. When renewing the windows, the contractor has to enter the apartments.

If there is something the tenants must do due to the coating work we will inform you beforehand.

The coating contractor is Pitomaalaus Oy and the contact person Teuvo Kesti, tel. 040 5435 384.

The work starts on working days at 7 am. Work causing loud noise will be done later in the day, earliest at 8 am.

We will inform you later about the change of plates and windows.

PSOAS tenant satisfaction survey was conducted online for the third consecutive year. Invitations were sent to the respondents via e-mail. The amount of responses was, again, delightfully high, totaling 1 527. We thank all the respondents for both grading our services and providing the valuable open comments, which were plentiful again as well.

Among the respondents a lot of attention had been paid on clearing the snow. The last two winters have placed a tough challenge on snow clearing due to the heavy snowfalls. Transporting the snow has required a lot of more resources than during an average winter. In the future, however, more attention will be paid on the subject. Also the tidiness and cleanliness of saunas, storage rooms and bike and waste roofs were a common topic in open comments. This was an issue with some regional variance, but it can still be said that tenants were hoping for more attention being paid on it. Sorting of energy waste, which was introduced lately, was welcomed and appreciated highly, but at the same time more space and better cleaning for waste sorting venues was asked for. This will be an issue to be focused on during the next year as well.

The OmaPSOAS system, which was introduced last fall, was also a topic of many open comments. Most of the feedback concerning the system was very positive. In some locations the amount of collective sauna turns for men, women and both was considered too high and a higher amount of individual turns was hoped for. This is an issue that will be addressed together with the local tenant committees who decide the availability of different type of turns. There had also been a few incidents in which a broken sauna stove or washing machine had led to a disappointment with a tenant not being able to use their turn. In the future this type of incidents should be very few since the passing of information from the person who receives the appliance fault report has been improved with a process change.

Below are other issues that could be developed according to tenants:

• -status and processing of fault reports should be more transparent to tenants
• faster bandtwidths to CampusNet
• more attention and resources to gyms
• friendliness of service in all customer encounters
• ground plans and location photos on the website

PSOAS web services were out of use during Easter due to a hardware fault. The fault had an impact on OmaPSOAS and Avux services. The problem was repaired on Tuesday morning the 26th of April.

PSOAS apologize the inconvenience caused.

The elevator in Ylipistokatu 46 is out of use until the beginning of next week (week 14). Kone Oy is repairing the elevator and the spare parts will arrive on Monday the 4th of April.

OmaPSOAS service has been renewed based on the feedback received in the customer satisfaction survey conducted before Christmas. Today, on the second of February following new features will be introduced before noon:

1. Cancelling a confirmation of a turn: after the update a user will be able to cancel a confirmation of a constant turn. After the cancellation the same turn cannot be confirmed again.

2. Reserving a turn that has already begun: From today on it will be possible to reserve a free turn 5 minutes after it has begun.

3. Old tenant’s contact information sent automatically to the new tenant: when an internal move is about to take place, the new tenant will automatically receive the contact information of the previous tenant UNLESS THE OUT MOVING TENANT HAS FORBIDDEN IT IN THEIR OMAPSOAS SETTINGS.

Tenants have repeatedly wished for a possibility for plastic recycling. Now it is possible to recycle also plastics and other energy waste in most PSOAS housing locations. You can get more information and find sorting guides from here.

The elevator in Yliopistokatu 38 has been out of order several times during last autumn and this January. The elevator was repaired in early December but it is out of order again.

Kone Hissit Oy and Schindler Oy will repair the elevator as soon as possible.

As the winter has started we want to remind you about the importance of the safety aspects in car heating. Do not leave the car heating cord and/or extension cord connected to the power outlet when no car is attached to the cord. The power outlet boxes should be kept locked at all times. In accordance with the Electrical safety act electrical equipment and electrical installations shall be designed, constructed, manufactured and repaired, and serviced and used in such a manner that they are not hazardous to life, health or property.

PSOAS took part in "ABI-päivät" 10-11.11.2010 at the University of Oulu. We are very pleased to say, that a lot of students visited our stand and answered our questionnaire.

This week is the national Energy Saving Week. The Energy Saving Weeks has been letting people know the importance of greener living. We especially want to remind you of the importance to turn off unnecessary lights and shut off unnecessary devices.

Please, check the saving tips. Savings benefit all the tenants, because the consumption of energy, electricity and water affect the rate of rents. In addition energy saving saves the environment and helps us fight the climate change.

Easy saving tips:

- Keep the windows open only for a short time
- Control the heat of the radiators only by the thermostat regulator
- Inform us about broken radiator thermostats, leaking taps and toilets

Your personal property is not insured by PSOAS, so we recommend a home insurance to cover possible damages. The insurance taken by PSOAS covers only the real estate.

Home insurance is the best security in case of theft, water damages or fire. You can get more information about insurances from the insurance companies.

The construction of our new house In Välkkylä, Villentalo, is now completed and the new tenants moved in on Friday the 27th of August 2010. The laundry room and the sauna are ready for use the 1st of September 2010.

In the building there are 61 new apartments, studios and 2-room apartments. Please, check here for more information. In the building is also a day care centre, which final inspection is today, 30.8.2010.

On Wednesday the 1st of September PSOAS will launch an online system for reserving tenant services.

Offering accommodation according to queue status has now ended for September. Apartments that have been turned down in the offering rounds made in September will be offered via phone to the fastest callers beginning on Wednesday the 25^th of August at 8 o’clock. The keys to Villentalo will be handed over to its new tenants on Friday the 27th of August. Welcome all new tenants!

Earthwork will be carried out behind Välkkylä 5 between August the 9th and the 31st on weekdays. Daily working hours will be from 7 am to 4 pm.

In Välkkylä 1-4 the TV broadcasting is broken. Oulun seudun Tele & Audio Oy is searching for the fault.

The warm water supply to Välkkylä is still broken in some houses. Stenfors Oy is searhing for the fault.

The TV broadcasting is still broken in Virkakatu 5 and 8, Kandintie 1 and 3 and in Tiedonkaari 6. DNA is searhing for the fault.

Due to the thunderstorm last night the warm water supply in several houses in Välkkylä is broken. The cold water supply is working normally.

PSOAS website will be renewed on Thursday the 1st of July at noon. The renewal will cause an interruption in use which will last approximately for an hour.

In Kurkelantie 11 A, C and E staircases SOL Palvelut Oy will do windows fixing and painting work on weekdays 8.7.2010 – 15.8.2010 from 7 am to 4 pm.

In Rakentajantie 5 and Yliopistokatu 1-46 bicycle stores and bicycle racks outside there are bicycles that nobody uses. All abandoned bicycles will be taken to the rubbish dump between 22.6. – 24.6.2010.

Please, put your name and address on your bicycle by the 21st of June 2010. All unmarked bicycles will be taken to the rubbish dump.

The property maintenance company ISS didn't manage to remove unused bicycles from the bicycle stores and racks according to the original timetable. We are very sorry for the change of timetable.

Due to updating of the fault reporting system (AVUX) there has occurred some problems causing interruptions in use. We do our best to fix the problem by Monday the 14th of June.

The updating of the fault reporting system (AVUX) is now done and the system can be used normally again.

There are problems with using stores in the basement. There are stuff in the store corridors and unlocked stores. All stuff in corridors or in unlocked stores, will be taken to the rubbish dump on 8.6. – 9.6.2010. There are bicycles, that nobody uses in bicycle stores and bicyckle racks outside. All abandoned bicycles will be taken to the rubbish dump on 8.6. – 9.6.2010.

Please, follow these instructions:

- It´s very important to mark your personal indoor store in the basement.

- Put your name, address and telephone number on the door and put your own lock on the door! The door of the store must be locked. We are going to empty all corridors and unlocked stores.

- Put your name and address on your bicycle. All unmarked bicycles will be taken to rubbish dump.

This spring we carried out the questionnaire to our tenants via e-mail. We got a lot of answers, altogether 1 614 . Thank you for your activity!

The results of this questionnaire will be thoroughly inspected and on basis of the questionnaire we continuously want to improve the standard of our services.

We also got a lot of interesting feedback and valuable development ideas. A lot of feedback was given about reserving sauna turns and recycling of plastic.

At the moment we are developing a new web-based sauna turn reservation system. The new system will be in use this autumn.

Yritetään Yhdessä ry takes care of the recycling points (Ekopiste) and they can unfortunately not recycle plastic. But they are still negotiating with different partners about the recycling possibility of plastic. At the moment you have to take plastic to the recycling points of Oulu Waste Management if you want to recycle it. The recycling stations are situated in central areas such as near large shop¬ping centers or schools.

The volunteer work organized by the tenant committees also plays an important role in keeping the yards clean. Everyone is invited to pitch in and help cleaning the yards. This provides an excellent opportunity to learn to know your neighbours and make new friends. The volunteers are also offered sausages and soft drinks. Hot water is turned off from 8 am to 5 pm. There may also occur short breaks in cold water. Heating is also turned off during this period of time.

The rents in all PSOAS apartments will remain unchanged and there will be no rent increase in 2010. PSOAS wants to thank all tenants for making this possible. Maintaining affordable rents is possible only through the cooperation of the foundation's own organization, its partners and tenants.

Due to the unchanged rents new rent payment forms will not be sent at all this year. This decision is made also to avoid unnecessary consumption of paper. From the beginning of March rents can be paid using last year’s payment information since both sums and reference numbers will remain the same. In case you need a new payment form for any reason, please contact PSOAS accommodation office. We will be delighted to assist you.

The postal code for Välkkylä and PSOAS office (Mannenkatu 1 A) has changed the 1st of March. The new postal code is 90130 Oulu.

On Wednesday afternoon, the 24th of February the sewer in Välkkylä 6 was blocked. The repairing of the sewerage is going on. The fault causes brown service water and water breaks.

The property supervisor areas has changed 1.1.2010. The new areas can be found in contact informations.

The plumbing work in Välkkylä 7 which was scheduled for Monday the 28th of December has been postponed to Wednesday the 30th of December due to an employee sick leave. Consequently, also the break in water supply will be moved. The duration of the maintenance will remain the same, from 8 am to 3 pm. We apologize for the inconvenience caused.

Yesterday evening there was a loss of electrical power in Välkkylä area. The power failure occured in several houses.

The power failure was once again caused by a fault in the transformer substation.

On Wednesday the 25th of November our office is open from 1 pm to 4 pm. Between 9 am and 1 pm the office is closed due to staff training.

Oulun Sähkömyynti and PSOAS have sent a letter to tenants in studio and family apartments concerning an electricity contract offer. Tenants have the possibility to make an electricity supply contract with Oulun Sähkömyynti Oy. If you do not want to change your electricity supply company you do not need to do anything.

If you have got the letter and pay your electricity fee directly to PSOAS when paying your rent you do not need to do anything, either.

The apartments that have not been rented in October will be offered to any applicants in the queue as early as the 23rd of October instead of the 26th of October. The 26th of October our service is limited due to computer software updating and that day we can unfortunately not conclude any rental agreements.

On Tuesday the 27th of October we serve you normally again.

On Monday the 26th of October 2009 we are updating our computer software. Our office is open, but unfortunately we cannot conclude any rental agreements or check any applying information because our program is out of use that day.

PSOAS is building a new student house in Välkkylä. On Friday the 11th of September the cornerstone of the new building will be laid.

Villentalo will be a 4 - 5 storeyed building with 61 new student apartments and a day-care centre for children.

The end of August and the beginning of September is the busiest time of the year at our customer service. Especially the 1st of September is a very busy day, since most of the new students sign their tenancy agreements and pick up the keys of their new home during that day. Although our customer service will take care of things as quickly as possible please, be prepared to queue.

This year started with stormy weather. A bit of the roof of Tervakukkakuja 1 was blown away and the fire service fixed it temporarily. Luckily we did not have any other serious problems due to the storm.

The heating is turned on in all properties. The heating is automatically adjusted according to outside temperature. In autumn it may feel chilly in the apartments because of the great changes in outer temperature.

The most suitable apartment temperature is + 21 ºC. You can measure the temperature from the middle of your room with your own thermometer. Please, do not cover the thermostat valve with curtains or large pieces of furniture.

If the temperature in your opinion is too low, please check the temperature and make a fault announcement here.

Hot water is not available in Tirolintie at now. There is probably a broken pipe in the area due to construction works by Oulun Energia. The fault is repaired as soon as possible. 

This week is the national Energy Saving Week. The Energy Saving Weeks has been letting people know the importance of greener living. This year we especially want to remind you of the importance to turn off unnecessary lights and shut off unnecessary devices.

Please, check the saving tips. Savings benefit all the tenants, because the consumption of energy, electricity and water affect the rate of rents. In addition energy saving saves the environment and helps us fight the climate change.

Easy saving tips:
- Keep the windows open only for a short time
- Control the heat of the radiators only by the thermostat regulator

This autumn a lot more foreign students came to Oulu than previous years and we were not prepared to accommodate so many foreign students. Unfortunately all our furnished rooms are rented and we have no furniture left in the store either. We have ordered more furniture but the delivery time is 1-2 week.

We do our best to deliver the rest of the furniture next week (week 38).

Please be patient. We are very sorry for this inconvenience.

All furnished rooms are rented at the moment and unfortunately we have no more furniture to deliver to the apartments. If you need furniture we try to deliver at least a mattress to the room.

You can buy used furniture at the recycling centre or at the flea markets for a very affordable price. The recycling centre is situated in Toppila, Paakakatu 2.  The recycling centre is open on Tue  - Fri from 10am to 5 pm and on Saturday from 10 am to 2 pm. There are in addition several flea markets in Oulu. Click here to find out some addresses.

The renovation in Tapiontie 9 is finished. The new tanants moved in on Friday the 29th of August 2008.

There was a large renovation in the apartments and after this renovation thera are 50 studios and 10 2-room apartments in the location. Please, check here for more information.

In week 35 (25.8 - 29.8.2008) more picture rails will be installed in Tapiontie 13 apartments.

In week 36 (3.9 - 5.9.2008) we will clean up bicycle stores and sheds (on the yard) in Tirolintie 2. Please, mark your bicycle with a piece of paper with your name and address.

The roof of the entrance in Kurkelantie 11 staircase C will be repaired. The work starts on Monday the 4th of August and will last for about 2 weeks. Daíly working hours 7 am to 4 pm. The contractor is Katto-Tutka.

From the 1st of August 2008 the property maintenance of PSOAS is divided into two areas: the southern and the northern area.

To the southern property maintenance area belong Välkkylä, Peltola, Alppila, Toppila, Rajakylä and Keskusta (downtown). The property maintenance services of the southern area are provided by SOL Palvelut Oy.

To the northern property maintenance area belong Linnanmaa, Syynimaa, Kaijonharju and Virkailijakylä. The property maintenance services of the northern area are provided by ISS Palvelut Oy.

You can find the name and contact info of the new maintenance company on the notice board 1.8.

There may be disturbances in the TV picture in Välkkylä. We are looking into the problem and will do our best ti fix it as soon as possible. More information: Kaisu Mikkola, Property Supervisor, tel. +358 8 3173 143.

Starting from the 1st August, only the tenants in Välkkylä 7 can use the building's laundry room. Other tenants in Välkkylä can use the laundry rooms in Välkkylä 1 and Välkkylä 8. 

Are Oy will renew the playgrounds of Kandintie 1 and Virkakatu 8. The work begins on the 15th of July and will be finished in early August.

Vasarahai Oy will begin to construct the courtyard of Rakentajantie 5 on the 18th of July. The construction takes about three weeks, during which driving on the yard is partly prohibited. Also the bike racks will be moved away for that time. The construction work is mostly paving.

There are problems with TV broadcasting in Rakentajantie and Yliopistokatu 2-46. YIT Kiinteistötekniikka is looking into the problem . We will do our best to have the problem fixed as soon as possible

The balcony rails in Paalikatu 13 will be painted by Asperi-Yhtymä Oy. The work starts in week 24 and will be ready by the 15th of May 2008.

Altogether 337 tenants answered the web-based questionnaire made in spring 2008. Of these 35 anwered the English questionnaire.

The questionnaire gives our personnel and business mostly good scores and we have managed to improve our services. We want to thank our personnel, our tenants and all our partners for this positive development!

The results of this questionnaire will be thoroughly inspected and on basis of the questionnaire we continuously want to improve the standard of our services.

We also got a lot of interesting feedback, roses and valuable development ideas. Here are a few feedback:

• The services of PSOAS are quality standard and very competitive.

Following things need improvement:
• Space for bands
• More gyms
• Recycling bins for plastic
• More bicycle stands
• More information about for example renovations
• More sauna turns
• Informing new tenants about the rules
• More studios
• Better laundries, more washing-machines
• The only thing which, in my opinion, needs improving is availability of more information in English: for example, garbage containers or notices in the laundry room do not have sufficient imformation in English. If it were in place, it would be very much helpful for non-Finnish students.
• I would like to make easier internal movement to another apartment

Aircondition maintenance and cleaning of the ventilation will be done in Välkkylä 8, Rautatienkatu 8 and Rantakatu 6.

In Välkkylä 8 and in Rautatienkatu 8 the work will start 19.5.2008 and in Rantakatu 6 26.5.2008. The work in Välkkylä 8 will be finnished 23.5.2008, in Rautatienkatu 8 and Rantakatu 6 30.5.2008.

The balconies and the façades of Välkkylä 7 will be renovated in the summer. The work will start as soon as the weather permits and it will be finnished in the middle of August. The contractor is Oulun Pitomaalaus Oy, Ari Eriksson, tel. 0400 481 434.

The Internet connectios in Paalikatu 14 are temporarely slow. The speed will hopefully be raised by the 22nd of May 2008. Some apartments may have problems with electricity, phone and antenna connections. The problems will be fixed as soon as possible.

The personnel of PSOAS are on training.
The office of PSOAS is closed on Friday 23.5.08.

There are problems with TV broadcasting in Virkakatu 8. YIT Kiintiestötekniikka is looking into the problem . We will do our best to have the problem fixed by Tuesday the 13th of May 2008.

If the housing office is closed when you are moving out you can return the keys in a sealed envelope to the mail drop marked "AVAIMET - KEYS" in the front door of our office. Please, write your name and the address of the apartment from which you are moving out on the envelope.

In Paalikatu 14 the rainwater sewerage in the yard will be renewed. The work starts on the 5th of May and will be finnished by the end of August.

The night between Saturday and Sunday there was a threatening fire in Paalikatu 14 that started from the mailboxes in the gateway. Happily there were no big damages. The damages will be repaired as soon as possible.

Please, keep the surroundings of the mailboxes and the staircases free from free papers etc.

The questionnaire

On Monday the 28th of March to Wednesday the 30th of March between 8 am and 6 pm we will install new showers in Välkkylä 7 apartments. These new showers reduce water usage which in turn save energy and the environment.

Water taps and toilet seats will be serviced by Innotek Oy on following schedule:

• Yliopistokatu 26 and 28: 10.3 - 11.3.2008 from 9.00 to 17.00 (if necessary 12.3.2008)
• Taidonkaari 1: 12.3 - 14.3.2008 from 9.00 to 17.00 (if necessary 17.3.2008)
• Puulinnankatu 7: 14.3 - 18.3.2008 from 9.00 to 17.00 (if necessary 19.3.2008)
• Yliopistokatu 1: 18.3 - 20.3.2008 from 9.00 to 17.00

Faucet aerators and hand showers will be replaced. The flushing devices of toilet seats will be serviced (toilet seat cover will not be replaced). All flats will be entered using the master key. The operation is aimed at reducing the consumption of water.

The renovation of the sauna facilities in Rakentajantie 5 starts on Monday the 25th of February 2008. The renovation takes about 2 weeks. We apologize for any inconvenience caused.
